When the block’s door entry system fails
A door entry system is one of those installations nobody thinks about until it stops working. And when it fails in an apartment block, it affects everyone: couriers who cannot call up, older residents who cannot hear, doors that will not open. A good share of our call-outs are exactly that.
These are the symptoms we see most, and what they usually point to:
- No ring in any flat: a failed power supply, a blown fuse, or a fault in the street panel.
- It rings, but you cannot hear anything: the microphone or speaker in the panel, or the audio amplifier.
- Noise or hum on the line: damp in the panel, tired cable, or a poor earth.
- Only one flat affected: that resident’s handset or monitor, or its branch cable.
- The buttons do not respond: corroded push buttons. On the coast, salt air does a lot of damage to exposed panels.
We carry the usual spares and test gear so we can diagnose on the same visit. If the equipment is obsolete and a repair is not worth it, we will say so plainly. The blog goes into more detail on the most common door entry system faults.
The door entry system will not release the door
This is the most urgent complaint, because it leaves people out in the street. When the system rings and the audio is fine but the door will not open, the fault is nearly always at one of three points:
- The electric door release: the mechanism wears out after thousands of openings. If you hear a weak buzz and the door will not give, it is usually at the end of its life.
- Not enough voltage: an ageing power supply can still run the audio but no longer drive the release.
- A cut cable or loose terminals between the supply, the panel and the lock, often because of damp or building work in the entrance.
We also check how the door itself sits: if it binds or the closer pushes too hard, the release cannot free the latch.
Repair or replace: how to decide
You do not always have to change everything. An older system can run for years with a new power supply and a serviced panel. We suggest replacing when:
- Spares for the panel or the handsets are no longer available.
- Faults keep coming back every few months.
- The residents want video or calls to their mobiles.
- The panel is damaged by vandalism or corrosion.
In those cases we put both options in front of the owners so they can decide on the facts. If you are looking for ideas, read how to upgrade your building’s door entry system.
2-wire and IP video entry systems
2-wire systems. They carry audio, video, power and the door release over just two cables. In existing buildings the current wiring can usually be reused, so an audio system becomes a video entry system without any building work. It is the most common answer in apartment blocks.
IP systems. These run over a data network. They let you divert calls to a mobile app, manage several entrances and a lot of users, and tie in fob readers. They suit new build, estates with more than one gate, offices and businesses.
Either way we choose monitors that are simple to use, which matters when there are older residents in the block. There is more in what to look for in a video door entry system.
Street panels and access control
The panel is the face of the building and the part that takes the most punishment. We fit flush or surface panels, with push buttons or a digital directory, and anti-vandal models for exposed entrances. On the seafront it pays to choose materials that stand up to damp.
When the panel is replaced we can add a key fob reader or a keypad so residents get in without a mechanical key. That work is set out under alarms and access control.
Houses and businesses
In a house it is common to want a video entry panel at the gate, sometimes a fair distance from the building. We look at the run and the cabling available, or at wireless options where there is no way to pull cable. In a business, an IP video entry system lets anyone answer the door from their own desk.
What affects the quote
- The type of fault: a power supply or a door release is not the same as a complete panel.
- Number of flats and entrances in the building.
- Condition of the cabling: whether it can be reused or new cable has to be run.
- Technology: audio, 2-wire video entry or an IP system.
You always get a quote before we start, with no obligation.
How we work with residents’ associations
- The call: tell us whether it fails in every flat or just one, and whether it rings, carries sound and releases. A photo of the panel helps.
- Diagnosis at the panel, the power supply and one of the affected flats.
- A written quote covering repair and, where it applies, replacement.
- The work, arranged to leave the building without door entry for as little time as possible.
- Testing from several flats: call, audio, video and door release.
Where we work
We repair and install door entry systems in Tarragona, Reus, Salou, Cambrils, Vila-seca, Torredembarra, Calafell and Valls, and across the rest of the areas we cover, working out from Salou.
